We found another house yesterday. All spot on so offered asking price there and then.

The vendors still want to honour a viewing this Saturday :angry:
Just tell them you are withdrawing your offer then. They either want to sell or they don't. They decide. You are the one passing them a large sum of money.

Only reason for "honouring" another viewing is in case the Sat people offer more money which means they'll be open to higher offers at any point ...

We are seeing two more in the area tomorrow, so they need to s*** or get off the pot. I am waiting for their agent to call me back.

The housing market has turned, it's not as hot for demand. People are being squeezed by government taxes.

I always check out Zoopla to see how the owners paid for the house, then judge against asking price, desperation in the sellers comments.

My best purchase was a semi, that the owner wanted rid of due to renting aggravations. She bought it ten years earlier. I offered the price she paid 10 years previously. I didn't care one way or the other re buying, I only wanted it for a bargain- which I ultimately achieved

If you've made an offer and they're still showing others round then you are perfectly at liberty to keep looking an offer elsewhere if summat nice catches your eye and go ahead with whoever accepts. It's a two way street after all

In England you're not committed to fulfill your promise to buy until you've signed on the dotted line.

I had a buyer drop out the day of signing, really pissed off I was that day.

. Turned out alright when I upped the asking price due to demand had hotted up in the 3 months whilst legals were on going.

The craziest house buying process WW, full of unknowns and stress for all parties.

It's always a psychological battle (is that the correct phrase?) Many years ago we saw a property and made an offer 10k less. We were told it was an estate sale, and although one daughter would have accepted the other 2 siblings wanted more. Over the next couple of weeks we saw another property (different agent) which ticked the boxes, so offered and accepted. The agent for the first property rang and offerred the property at 5k less than asking and I said our original offer 10k less was still our offer. I said to my Wife "lets just play their game and see what comes of it ;) ". A few more days and it was 10k less and we told them we'd seen another place but we'd think about it. Two days later they were almost begging us to take it for 12k less we told them we'd offered on the other one and been accepted. The agent (or the Family) must have been kicking themselves. I always maintain "you get more warranty on a box of matches than the house you buy"- worth bearing in mind. I certainly wouldn't be going for the one with the covenant.

The English system is rubbish and encourages sharp practice.
Time for a serious change.
Might include culling estate agents. What a deluded title!

Second viewing of another one yesterday. A bit smaller, needs some work (although perfectly habitable) and has 3 acres. SO can have eggs from rescue chickens (she's vegan) and an orchard.

Council tax band D rather than F, which means it's far more financially viable (almost £100/month difference) when one of us dies. Band F is brutal if you're retired and on only an indexed income.

It's a tricky choice but I'm leaning towards the one with lower council tax.
