The agent is in despair. There are no more viewings in the pipeline and now the vendor has told them she will only deal with pure cash buyers. Good luck with that. It's on for £600k, of no interest to developers (AONB) and certainly not a BTL house.

The irony is that cash buyers are often the worst buyers, they feel that they have a right to a special discount and usually have a full structural survey and then often decide to renegotiate at the 11th hour.

[Seller]: Oh ... OK, great. Oh BTW, where did you get the funds?
[RZ]: (quickly chucks balaclava under driver's seat). Better you don't know. Now, do we have a deal?

*With a van and a suitcase. Not any actual cash!

Well what one can do is what we did last time, which was to rent a house for a period, so that you break the chain and you have time to find the property you want rather than being under pressure from your buyer to complete.

The irony is that cash buyers are often the worst buyers, they feel that they have a right to a special discount and usually have a full structural survey and then often decide to renegotiate at the 11th hour.

We were then cash buyers after the above process (no mortgage as we had paid ours off a few years before, and were buying at a very similar price to what we had sold at).

Used to happen a fair amount in the area I grew-up in in the 1960s. My family had lived in the area for generations but it developed into a "wealthy area" where cash (in large amounts) was the "norm" and quite a few houses were sold using suitcases stuffed. In those days source of funds was not the issue it is these days.

The thing that amazes me most about all that legalese is the total absence of commas.

In legal circles they rarely if ever use commas for fear of ambiguity. Famously Irish patriot Roger Casement was "hanged over a comma" as his attempt to get off a charge of treason on a technicality turned on the meaning of a comma in treason act dating from the middle ages. One commentator said it's more accurate to say "he failed to get off over a comma"

That's horrible, though- two house moves, and try finding a landlord that will do a short-term let to people with 4 cats between them! 🐱🐭🐹🐭

It did mean two house moves, yes. And we only had two cats, not 4.

But it meant much less pressure, as we could complete on the sale as soon as the buyers were ready. As it turned out, we were in the rented house for three months more than expected, as we were expecting to be about 10 days away from completion on our purchase when the first COVID lockdown hit, and put everything on hold.

AIUI this system is pretty widespread in France. There's a big call for medium term rentals for people buying and selling. If ever we move again I would definitely do it.
