I suggest it’s more to do with property developers making houses more affordable by giving them less land. You can buy houses with enough space for many cars. The reason people buy the houses they do is because it’s what they can afford. And what they can afford is a house with the amount of land that they get. If they want more land they need to pay more money.

Mot entirely the fault of the developers, though I am sure they are more than happy to go along with it.

When we were moving house last, we always had a look at the Local Development Plans, so see if there were any nearby areas marked for development. And it shocked me that in those plans, the councils were requiring the very high (to us) density of houses. To get permission to build, the developers then need to submit plans showing they will achieve the required density.

Somewhat related, but one thing I see a lot with modern developments is detached and semi detached houses with maybe a 3 foot gap to the neighbour. Surely it would make far more sense to join them together into a terrace giving bigger houses for the same land area, and also using fewer bricks thus making them cheaper. Insulation would better too.

Very much so.

And it isn't just "snob value". You DO get less noise from neighbours with detached. Walls between terraced or semi-detached houses are never as thick as external walls (and don't have the sound deadening layer of insulation).

Accept it might appeal if it's in the middle of a big plot or whatever, but crazy just to have 3 foot gap. You could maybe stick an extra floor on for the same cost of terraced

I don't think it makes al that much difference to the build cost. Some, but not as much as you are suggesting.

Yes.
Here is one built recently in Llanharry. Parts of this small estate have only been fished since I've been cycling in the area (we moved to our current house in June. 202, it was probably a year after that before I first cycled the road past the front of the estate, and it wasn't finished then).

They're quieter. Your neighbours can't hear you bonking (etc) on the other side of the wall.
