That is, after all, why my wife insisted on a bigger shed when we got the garden landscaped - I MIGHT not have mentioned it but why else do you need a bigger shed

They add a percentage buyer protection now, to the buyer’s asking price. Hence the odd numbers.

No. It takes into account the 4% buyer protection fees that applies to lots from private as opposed to commercial sellers.
