Got home about 7ish but wife and kids have left for school so this is my golden hour of relaxation. Are you moving MikeG ?

No, its a 300 year old cottage in need of a lot of help. I'll install a temporary kitchen and get the plumbing sorted out (there is actually a bathroom, but nothing in it works as someone broke in and pinched all the pipes, and the water tank), then get started on building a big rear extension (which will double the size of the house). We'll then move into the extension, strip the original cottage back to its oak frame, and do a complete rebuild. About 2 years of work, I hope.

Wow, seems you have your work cut out, I do like watching that Restoration man on the telly, I like old houses, especially if they have some history to them. Do you have the exposed beams and a real fire place?

Plenty of beams & posts, and yes, underneath the 1960's facade is an inglenook. Unfortunately, the exposed timbers are all painted black, and the brickwork of the inglenook has been completely ruined by the sand/ cement screed. I'm going to take it down, and rebuild it in a more convenient location. The thing I am yet to find out is the state of the minor joists in the ceiling of the ground floor. They are hidden beneath a modern ceiling, leaving just the principle beam on show. I will be pulling the ceiling down, and if the joists are OK, then leaving them exposed. The chances are, though, that they've been chopped around for pipe and cable runs.

Apart from the frame (and the location), the best bit of the house is the first floor. It has great wide oak boards, fixed with hand-made nails. It's going to be gorgeous once I've cleaned the carpet glue and so on off it.

I suppose as long as its structurally sound then the only limit will be cost. That Restoration man program almost always runs over budget, Some of the prices of oak timber frames etc is unreal. As long as you can do most of it yourself then its only materials but still, sounds a lengthy project, Good luck with it all.

A quick hello from me, then I'll be offline for most of the morning as we are having the main fusebox replaced.

I'm going to scrub the trampoline with the boy, and maybe clean up the new bike and take her for a short ride later, although my lower back is sore this morning so I'll see how it goes (arthritis).
