Roof replacement - roofer proposing no building certificate - advice sought!

Speak to building regulations officer. Just ask, do you need a reroof signing off?

My neighbour did his own re roof, building inspector was sound, helpful with guidance.

I would always get the certificate if needed. Selling requires every certificate, causes delays if they're missing

+1 on that ... withdrew from competent roofers scheme or were kicked out?
Don't like the sound of it. I would give them a swerve, plenty of good roofers out there.

Its a risk but the job has been booked since February, there is a chronic lack of roofers in the area - 4 out of 5 roofers did not even respond with a quote and this one at least came recommended. So long as the work is still up to code the local council have sent me the forms to book the inspections and 🤞 all will be well.

Just something as well, the building inspection takes place during and after the build, so any issues should be highlighted.

I'm very aware compared to some builds posted here this is relatively minor but I want ask and appreciate all responses!

No. Why would one employ a roofer isn't prepared to comply with the CRPS scheme?

You've said there is a chronic lack of roofers locally and this man's difficulty is cost. In this situation the solution is simple, for the roofer, increase your charges to cover the cost of certification.

On your side the answer is tell him he cannot start without first providing evidence he can self-certify.

In my view going ahead would be foolhardy.

Easy, the council certify it once done. And what happens if they don't certify it as it fails on something?

I understand your dilemma but still think you are leaving yourself exposed with little chance of redress.

There is a chronic lack of roofers in the area. In that situation a roofer should be able to charge the appropriate rate to cover all his costs including certification.

The question has to be why is this roofer cutting costs when demand clearly outstrips supply? One would expect charges to rise, not fall.

Good luck with it. We have similar problems in this area. Finding good, reliable trades people is very difficult.

In some ways you are better off going through building control - the work will be inspected by them , rather than being signed off by the roofer themselves. I'd suggest you don't pay up until building control have signed it off though.

I can't see the issue. Use a roofer that has faith enough in their workmanship to do the compliance paperwork.

If good roofers are booked up well in advance but this guy isn't then there's probably a reason for that.

I can do it Tuesday if that's any good ...?! 🤣
