Looking for bike trails from Seahouses, Northumberland

Hi,
We are doing a charity bike ride from Seahouses, Northumberland. The route needs to be 25 - 30 miles long and ideally a circular one so they end back in Seahouses. The problem we are having is the track needs to be most if not all off road. Just wondering if anyone can assist us with their knowledge of the area. Thank you.
