Can you. I shall investigate that for the future. Draining it has cured it though. I think it was the overflow that was weeping caused by the ball valve needing adjusting. As I'm not using it, I just drained it, problem solved.

That's very kind Night Train and I appreciate the offer but it seems to be under control, however the chippy bit might well be of interest. All depends on builder quotes and stuff.

I've seen your furniture, which is excellent but do you also do more mundane chippy work as well, cupboards and stuff?

Yes, the mundane stuff is bread and butter work, cheaper, quicker and more useful to most people.

I will most seriously bear you in mind. I'm not expecting all my quotes back until mid Jan now, so there's quite a lot up in the air at the moment and I won't know where I'm at until it starts landing. I also won't know what's left in the budget either until then.
