Also, large rural stuff isn't moving because of interest rates and the bosses getting everyone back in the office. It's the smaller stuff in major cities and towns that people are buying.
A whole new roof is only 3% of the house's value when refurbished, so walking away makes no sense - but if it comes to that, we want the vendors to agree to meet a reasonable proportion of it. Of course, a new roof has benefits of its own; it won't need any more major work in our lifetimes.
