It turns out that the condensate pipe from the boiler was bodged into the soil pipe and has probably been leaking for years!

Thankfully they look okay as the water has been drawn into the plasterboardWhat a bodge. How are the timbers ?
By the looks of it might of been easier to run it out through the eaves than what they have done, the mind boggles!
You are not allowed to with a condensate pipe, it has to go into some sort of drainage pipe, be it soil, kitchen waste or the gutter downpipe.
But the guidelines for the condensate pipework clearly state, that where it goes into any sort of pipe it should be a bonded connection
