We have visitors and one has just suggested we might have a leaky flat roof.There are three small patches of what looks like damp.Going to keep an eye on this,Roof is 17 years old on a dormer window extension through the roof to create an extra bedroom and shower room.I wonder if its just a bloom old inside and moisture in the shower room,four people have used it this morning.and what is also showing are the shadows of the screws holding the ceiling board up.Anyway,will get someone in the double check next week.Good start to the new year.

If you can see the shadows of the screws in your ceiling I’m wondering if the issue might be inadequate insulation between the flat roof and the ceiling which might also account for damp condensation patches forming in the ceiling. For many years we had ‘Pattern staining' on the insides of some of our external walls due to the mortar between the breeze blocks forming thermal bridges to the cold cavity. About 10 years ago we had cavity insulation installed to warm up the cavities and that seems to have fixed the 'Pattern staining' problem. I’m wondering therefore whether the screws in your ceiling might be forming thermal bridges to cold air under your flat roof.

Put a damp meter on the damp areas to indicate whether and how much moisture is present. You could use a 150mm hole saw to cut holes in ceiling to do some investigation work. Then patch back using the disc cut out

Possibly just condensation, damp air will always end up in the coldest corner of the room, Dormas are always a bit colder than the rest of the room.

Can you check the exterior? What type of finish is it (tiles, felt?). UV from the sun will cause felt to crack and leak, we had to have ours redone this year, it was 12 years old. I've seen lots of YouTube videos on making roofs and it's amazing how simple they are, it's a wonder they last as long as they do

Felt 17 years old.i have a mate who has contacts in Leeds who buys and rents houses.He has a list of tradesmen i will ask him to select one of his team to take a look.
 
Used to have flat dormer roofs in our previous property.Had a few issues over the years,one time the water leaking in from the roof was so bad that the bedroom ceiling collapsed.Insurance covered the ceiling but not the roof which i think is the case in most claims.
I had someone come round and put extra deep felt on and i never had a problem again.
If your felt is seventeen years old @postman i'd get someone round pronto.

Back from Manchester after dropping off son and his fiance.Both me and Mrs P have been up and there are no marks of any kind now.She looked yesterday during rain and i have just looked now in bright sunshine.Nothing at all,not even the shadow glow of the screwheads that showed.I think it was excessive moisture again a very cold outside.Not going to worry about it.But Monday the house gets a good beating,things are looking scruffy due to rest aftyer hernia,visiting father in law and xmas.Monday the party is OVER and cleaning beginbs.

Back from Manchester after dropping off son and his fiance.Both me and Mrs P have been up and there are no marks of any kind now.She looked yesterday during rain and i have just looked now in bright sunshine.Nothing at all,not even the shadow glow of the screwheads that showed.I think it was excessive moisture again a very cold outside.Not going to worry about it.But Monday the house gets a good beating,things are looking scruffy due to rest aftyer hernia,visiting father in law and xmas.Monday the party is OVER and cleaning beginbs.

Talking of flat roof, I'm just replacing a roof with my joiner. We weren't told of the long term leak🤬. There were cracks in the tar roof felt and insufficient fall to drain water off the roof. The whole roof was wet through from capillary action. Decided to replace the whole lot.

Stripped it back today and got all new rafter, wall plates in situ.

We now have a 50mm fall from one side to the other of the garage, plenty for water run off

Tomorrow will finish off with rubber membrane and new soffits

Sterling board all glued, nailed. Soffits fitted and rubber membrane bonded down.
