I am wasting my day sitting (wasting valuable riding/training time) at home waiting for a man from my housing association to arrive and check my gas heating.

1/I hardly ever use it and 2/ it is going to be ripped out in a weeks time and be replaced with a Combi.

I did ask why the check had to be done so close to the date it was going to be replaced and the answer The Law and H&S.

I arranged for first visit of the day thinking 9:00am or so but here we are at 9:55am and no sign of engineer.

Edit - Still no sign of Engineer and it is now 10:20am. If I am not in when he/she turns up I am breaking the turms of my lease so they can screw me about all day and I have no recourse. Oh joy!!!!

i presume you rent. carbon monoxide poisoning is a real danger so i support fully the annual servicing of gas boilers

At least they've told you someone is coming, even if it is someone who cannot tell the time.

We keep getting a b*ll*cking from out letting agency for not being in when workmen come round, despite never being told they were coming.
But then most private letting agencies' service is so poor that if I conducted myself that way at work I would have dead patients on my hands.

Note the OP's second sentence.

"1/I hardly ever use it and 2/ it is going to be ripped out in a weeks time and be replaced with a Combi."

Does the gas check have to be done to the exact day. It does seem a bit pointless when it will all have to be done again once the new boiler is fitted.

When I lived in a HA property they once went 18 months without a check, then they panicked and had to do the whole street on the same day!

must be done every 12 months .

this isn't safety bollox its the incorrect use of terminology to shut somebody up .

the correct response should have been. As a responsible landlord we have a duty of care to our tenants and the law is specific that it must be done every 12 months.

if you got knocked off your bike by a car whose brakes were under the required stopping powerand was one day over the MOT expiry what would your reaction be then . No different . Gas safety check also tests the pipework integrity Google ronan point for gas leak problems , admittedly there had been a fire previuosly which had released hydrogen chloride and this had weakend the structure somewhat

err , whilst i agree 'this isnt a minor thing' , I hope they don't wait 11months before checking the new installation

new installations must be tested before being put into service. again, part of the gas safety regulations. (Sat behind the bloke who is the appointed person on our site to look after the gas installations and he is reading over my shoulder. ) he isn't sad enough to quote the reg number at me but give him a few minutes and he will have it

Well it got done and I was asked to fill out a customer satisfaction survey. I wrote on it something that the engineer didn't like namely "The he had asked to borrow a step ladder" (two can play at this H&S game) and he got rather shirty that he would get a bollocking. When I replied "If you knew that why ask?" he shut up and just muttered to himself.

They are so stringent with dates because, if the HA fall foul of their targets, they will get hammered for being non-compliant with safety regs.
